A. First Reading and First Public Hearing of Ordinance 09 21: A request by Maronda Homes of Florida, Inc., LLC, owner, to amend Ordinance 05 13 relating to the Heather Glen Planned Unit Development, by amending Condition number 11 extending the lapse date for the Final Development Plan (Preliminary Plat) to June 15, 2012 for Phase I and May 2, 2015 for Phase II; requiring that a final plat be approved for Phase I of the development by June 15, 2012 and requiring that a final plat for Phase II be approved by May 2, 2015;  requiring that any final plat be governed by the Land Development Regulations adopted on February 27, 2006; and establishing an expiration date for the PUD of May 2, 2015.  The subject property consists of approximately 105.7 acres and is located along the southern and partial western border of Clover Ranch Estates Subdivision, in the northeast quadrant of Interstate 75 and County Road 2054 (Peggy Road) in Garvin Grant, Alachua Florida. FLUM:  Moderate Density Residential; Zoning:

Planned Unit Development.  Tax parcel #03870-000-000 (This is a quasi-judicial hearing).

First Reading and First Public Hearing, Ordinance 10-06:  A request by the City of Alachua to amend the text of the City of Alachua Comprehensive Plan Future Land Use Element to address the Objections, Recommendations and Comments Report for Large Scale Amendment Cycle 1-09; limiting development densities and intensities to below Development of Regional Impact thresholds and limiting impacts by requiring utilization of City water and sanitary sewer facilities for Future Land Use Map amendments associated with Cycle 1-09.  This is a Legislative Hearing.

The ±109.8 acre subject property for the proposed amendment is located at 13932 NW US Highway 441, Alachua, Florida.  Existing FLUM: Agriculture; Zoning: Alachua County Agriculture; Tax Parcel No. 03957-000-000 (this is a legislative hearing).

F. Second Reading and Second Public Hearing of Ordinance 09 14: A request by Causseaux, Hewett, & Walpole, Inc., agent for Megahee Enterprises, LTD., LLLP, owner, for consideration of a Large Scale Comprehensive Plan Amendment (LSCPA) to the City of Alachua Future Land Use Map from Agriculture and Commercial to Commercial (±90 acres), Residential Medium Density (±36.1 acres), Residential Moderate Density (±174.5 acres), Conservation (±115 acres), and Recreation (±107 acres). The ±523 acre subject property for the proposed Large Scale Comprehensive Plan Amendment is located north of U.S. Hwy 441 and Adjacent to and on the east and west side of Interstate Hwy 75, Alachua, Florida.  Existing FLUM: Agriculture and Commercial; Zoning: Agriculture (A) and Commercial Intensive (CI); Tax Parcel No.s 03008-000-000, 03020-000-000, 03049-000-000, 03066-004-000, and 03067-001-000 (this is a legislative hearing).

G. Second Reading and Second Public Hearing of Ordinance 09 11: A request by C. David Coffey, P.A., agent for 441 Development Group of Alachua County, LLC, owner, for consideration of a Large Scale Comprehensive Plan Amendment (LSCPA) to the City of Alachua Future Land Use Map from Alachua County Rural Cluster to City of Alachua Community Commercial (±17.65 acres) and Residential Moderate Density (±21.63 acres). The ±39.28 acre subject property for the proposed Large Scale Comprehensive Plan Amendment is located between the southerly right-of-way of US Highway 441 and the Turkey Creek Development of Regional Impacts and west of the intersection of Turkey Creek Boulevard and U.S. Hwy 441, Alachua, Florida.  Existing FLUM: Alachua County Rural Cluster; Zoning: Alachua County Highway Oriented Business (BH); A portion of Tax Parcel No. 05898-000-000. (this is a legislative hearing).

Second Reading and Second Public Hearing, Ordinance 09-13:  A request by Causseaux, Hewett & Walpole, Inc. for consideration of a text amendment to the City of Alachua Comprehensive Plan to amend Objective 1.6 of the Future Land Use Element to allow privately owned recreational lands in the Recreation Future Land Use Map category, and amend Policy 1.6.d of the Future Land Use Element to limit the floor area ratio for privately owned recreational lands in the Future Land Use Map category.
